An energy performance certificate is essential if you want to sell or rent out your house or flat. Without a valid energy performance certificate, you could face high fines of up to 15,000 euros. You should therefore bear in mind a few important points when preparing and submitting the certificate.
Why is the energy performance certificate so important?
- The energy performance certificate shows the energy standard of a building.
- It provides information about the energy consumption or requirement based on the energy efficiency classes (from A+ to H).
- It also contains information such as the year of construction of the building and the type of heating.
What types of energy certificates are there?
There are two types of energy performance certificate:
- Requirement certificate: Based on calculations of the structural and technical properties of the building, often required for new buildings.
- Consumption certificate: Shows the real energy consumption of a building based on the heating and hot water costs of the last three years.
The demand certificate in detail
The requirement certificate requires a detailed calculation that takes into account factors such as insulation, windows, heating technology and building design.
It provides a theoretical assessment that is independent of individual heating behaviour.
The consumption certificate in detail
The consumption certificate measures the actual energy consumption.
It is cheaper to produce, but takes into account the heating and hot water behaviour of the residents, which limits its informative value.

- Have the energy performance certificate drawn up by qualified specialists such as architects or energy consultants.
- Rely on independent experts who are listed with the Federal Office for Export Control (BAFA), for example.
- Be careful with cheap online offers - the quality is often poor.
