Barrier-free remodelling makes it possible to adapt the familiar home to changing requirements. Measures such as installing stair lifts, creating level-access showers or widening doors can help to increase mobility and comfort in everyday life. At the same time, such a conversion can increase the value of the property, as barrier-free fittings are also attractive to future buyers. However, the cost and effort of such measures should not be underestimated and should be carefully weighed up.

Alternatively, moving to an age-appropriate flat can be a solution, especially if the existing property is not ideal due to its size, location or construction. Accessibility and comfort are often already integrated into modern senior flats or assisted living schemes, which means that no further conversion costs are incurred. In addition, such forms of housing often offer additional services such as care services or communal facilities that can make life easier in old age.

When is a barrier-free conversion worthwhile?

With increasing age, health restrictions such as declining mobility or eyesight can make it difficult to use your own home. Barrier-free remodelling then offers the opportunity to remain in familiar surroundings:

  • Small measures, big impact: Wider doors, non-slip floors or the installation of a stair lift can make everyday life much easier.
  • Complex conversions: If major structural changes are necessary, the costs and benefits should be carefully weighed up.

Costs and financing

The costs for barrier-free remodelling vary greatly depending on the scope of the measures:

  • Minor adjustments: Simple barriers can be removed with just a few thousand euros.
  • Complete renovation: Larger projects such as kitchen and bathroom conversions or the installation of a lift can quickly run into the tens of thousands.

However, there are funding programmes such as the KfW, that offer financial support. Nevertheless, in some cases it may be more economical to move into a senior flat that is already barrier-free.

 

Observe legal requirements

Barrier-free conversions are subject to strict requirements that are set out in the DIN 18040-2 are defined:

  • Movement areas in living spaces must be sufficiently large.
  • Doors and passageways require a minimum width.
  • Sanitary facilities such as washbasins and toilets should be wheelchair accessible.

Compliance with these standards requires professional planning and execution.

 

When does it make more sense to move?

Moving into an age-appropriate flat can be an attractive alternative if:

  • The costs of remodelling the property are disproportionately high.
  • The property is structurally unsuitable, e.g. due to many stairs or narrow rooms.
  • A new flat in a better location offers additional advantages.
