Property photography: How to present your home in the best light
Many property owners think that, thanks to high demand, their property can also be sold with bad photos can be sold. But first impressions count! Poor photos often lead to unnecessary viewings and disappointment when prospective buyers realise on the spot: „This is not what I had in mind.“ With professional photos, you can make the purchase decision easier and realise the best possible price.
1. a tidy overall impression
Less is more - this also applies to property photos:
- Declutter and depersonalise: Remove personal items such as clothing, photos or toothbrushes.
- Create order: Avoid cluttered spaces and ensure clear lines and clean surfaces.
Small details, such as an untidy garden or equipment lying around, can disturb the imagination of prospective buyers. Sample photos help to discover and rectify such minor issues.
2. bright and friendly rooms
Bright rooms have an effect inviting and cosy. This is how you create the perfect lighting:
- Draw curtains and blinds to let in as much daylight as possible.
- Avoid backlighting or direct sunlight - this leads to overexposed images.
- Use the best lighting conditions, for example in the morning or afternoon, depending on the orientation of the rooms.
If you are working with a professional camera, you can use the Amount of light by adjusting the aperture and shutter speed.
3. choose the right perspective
The perspective influences how large and inviting a room appears:
- Hold the camera straight, to avoid distortions - crooked lines look unprofessional.
- Take photos from about one metre height, to create a realistic sense of space.
- Use a Wide-angle lens, to capture as much space as possible, but make sure that the proportions are realistic.
An incorrect angle or distorted proportions will put off prospective customers who later realise that the room actually looks smaller.
4. post-processing: less is more
Small blemishes on the photo can be easily corrected:
- Straighten and straighten crooked lines.
- Fit Brightness and Contrast discreetly.
However, don't overdo it: photos that are too heavily edited look dubious and raise doubts among potential buyers.
5. home staging as an additional boost
