Create a property description: Tips for a perfect advert

Create a property description: How to convince buyers

A good advert is more than just facts and figures - it is the first step in attracting real prospective buyers. Find out how to present your property in the best light and reach the right target group.

1. the first impression counts: The headline

When scrolling through online portals, interested parties first see the photo, key data and the headline. Use this opportunity! One good headline:

  • Emphasises the most important purchase arguments (e.g. „Spacious family home with garden paradise“).
  • Appeals to the emotions and awakens the imagination.
  • Goes beyond facts and creates a vivid image of the property.

Remember: the central location is what counts for a city centre flat, while the large garden is the highlight of a house on the outskirts.

2. clearly define the target group

Every property has its Perfect target group. Ask yourself who your property is best suited to:

  • Families with children? Then space, a garden and schools nearby are important.
  • Working singles? Modern facilities and a central location are what count here.
  • Senior citizens? Accessibility and short distances to the shops are crucial.

The better you address your target group, the better your chances of a successful placement.

3. honesty pays off

Don't try to hide defects or sell them as advantages. Nobody believes that unplastered walls have „vintage charm“. Honesty creates trust:

  • Point out necessary renovations.
  • Remain neutral when it comes to polarising factors, e.g. „stop right on the doorstep“ - an advantage for some, a disadvantage for others.

A transparent advert saves you unnecessary discussions during the viewing.

4. correctly dose relevant information

A complete advert helps, seriously interested parties to address. Pay attention to these points:

  • Important details such as year of construction, energy consumption and square metres.
  • Highlights such as special features or location.
  • Enough information to arouse interest, but not giving everything away.

Avoid „sightseeing tourism“ by only visiting exact addresses or virtual tours after a Contact us publish. A professional broker knows the right balance between curiosity and information content.
