Good photos are crucial: properties that are attractively presented sell more easily and often at a better price. Poor photos, on the other hand, lead to unnecessary viewings and disappointed prospective buyers. Use our tips to create convincing images.

A tidy and clear impression is the be-all and end-all for property photos. Similar to the advertising and food industry, the same applies here: Less is often more. Rooms look more appealing if they are not cluttered. Private objects such as clothing, toothbrushes or gardening tools should disappear from the picture. Experts recommend thoroughly clearing out the property before taking photos and taking test photos to uncover distracting details.

Light-coloured rooms are more inviting and appear friendlier. Avoid drawn curtains, blinds or strong backlighting, as these darken the rooms. Take photos in daylight, when the sun is not shining directly into the room, to avoid overexposure. Alternatively, you can use curtains or blinds to optimise the lighting conditions. Professional cameras enable precise light adjustment via the aperture and shutter speed.

The right perspective makes all the difference. Poorly chosen angles can distort rooms or misrepresent proportions. Take photos from a height of about one metre to get straight lines on walls, doors and windows. Wide-angle lenses are useful for getting more space in the photo, but should be used with caution. Otherwise, rooms may appear unnaturally large, which could raise false expectations among potential buyers.

Photos can be post-processed to correct minor inconsistencies. Lines can be straightened and dark images can be improved by adjusting the brightness and contrast. But be careful: don't overdo it with image editing. Heavily manipulated photos look dubious and can put off potential buyers.
